You can claim a discount on the price depending on how long you have been a secure tenant. The exact discount you can get depends on how long you have spent as a secure tenant or in accommodation provided for you as a member of the armed forces. You can count time spent as:
A tenant of Ealing Council, or
A tenant of another council, or
A tenant of certain other types of landlord such as a new town corporation or some housing
associations.
You can count time spent in different properties and with different landlords.
The periods you count need not be continuous. You may also be able to count time when you were married to a tenant.
If you are buying jointly with someone else whose qualifying period is longer than yours, the discount will be based on the longer period.
If you are a secure tenant and you have a minimum of two years public sector tenancy which commenced prior to January 18, 2005, the basic discount you can qualify for after two years is 32% for houses and 44% for flats and maisonettes.
If you are a secure tenant and have a minimum of five years public sector tenancy which commenced on or after January 18, 2005, the basis discount you can qualify for after five years is 35% for houses and 50% for flats and maisonettes.
You get additional discount for each year you qualify.
Maximum discounts - the maximum amount of discounts for London Borough of Ealing is £16,000.

If you are buying a house the additional discount is 1% for each extra year, up to a maximum
of 60% for a qualifying period of 30 years or more.
For a flat or maisonette the additional discount is 2% for each extra year, up to a maximum
of 70% for a qualifying period of 15 years or more.
However, the total discount must not reduce the price of the property to less than the cost
to the council of providing it.
